Simple tips for photography success.

Your real estate photos play a huge role in making buyers want to inspect (and buy) your home, so its important to get them right. To achieve fabulous images, you need to do a bit of styling. Here are a few tips to help you attract as many buyers as possible to your open homes with great photos and first impressions.

1. Declutter – Declutter your accessories and art and move furniture that you do not often use out of the way. Photos look best when there’s air around objects so even if you must push items out of view, it is well worth the effort.

2. Greenery – House plants give a sense of nurturing and, of course, add some fresh cut flowers to brighten up your images.

3. Touch up paint – Attend to any tired wall surfaces or damaged wallpaper by giving it a fresh coat of paint to liven up rooms before photos.

4. Think about your pet’s – Potential buyers might not like animals, and for those who do, they want to envision their own families and pets in the home, not yours. It’s best to keep your pets and any signs of them off the property during photographs and open homes.

5. Landscape Photographs from the street front, or a deck or patio are often used as the hero shots for your marketing campaign so ensure the lawns are mowed, and gardens are weeded and groomed.

6. Potential – Consider every room in your home through the eyes of a potential buyer. Perhaps the study should be presented as a third bedroom. This may attract more prominent families.

7. Outdoor living – Make any outdoor space as liveable as possible to enable people to envisage spending time outside. Use outdoor sofas or lounge chairs to make it seem like another room. If you don’t have any furniture suitable, consider renting some for your campaign.

Take these tips into account, be armed with a great agent and photographer, and your campaign will be a sure success! If I can help during this process, please don’t hesitate to contact me.
